A project that lands on budget and on schedule starts with good drawings, a well-vetted plan, and an accurate cost estimate. This stage shapes the outcome more than any other.

Smaller projects. Engaging an architect is often unnecessary — and cost prohibitive — at a smaller scope. In those cases we handle design in-house. We begin with an ideation session, approximate costs in view from the start, then develop several schematic variations in CAD: floor plans, perspective views, and a 3D model. Once you've chosen a direction, we fold in your feedback and deliver detailed drawings and an updated model for final approval.

Larger renovations, additions, and new construction. We're happy to recommend architects whose portfolios match your aesthetic. If you've already chosen one, bring us in early — there's real value in having a General Contractor at the table before drawings are finalized. We price check the project at multiple stages and give your architect feedback on the design as it develops.

Once designs are final, we work with our network of local subcontractors and vendors to build a detailed scope of work and an accurate construction estimate.

Construction is a long sequence of details, and clear two-way communication between contractor, homeowner, and architect (where applicable) is what keeps them from slipping. Deviations from the pre-construction plan are inevitable; any change to design or cost comes to you for approval before we proceed.

Bi-weekly site meetings give everyone a chance to review progress and make decisions together. We've worked with clients who live in Vermont full time and with those out of state who can't visit often — if you can't be here, we'll meet virtually and keep you just as connected.

Our subcontractors and vendors are among the best in the region, and they understand the standard of quality and professionalism we expect. Our job sites stay clean and organized. Good working conditions matter to the people building your home, and to the people living in it.
